Environmental Impact Assessments (EIAs) are conducted on ALL new builds where the property is zoned Undetermined/Agricultural and where the size of the building + driveway + outbuildings is 300m2 or more.
Water Usage Licence Assessment (WULA) is part of the process for approval of the building plan when there is a hint of a wetland on any piece of vacant land. To date few to no plans have been declined due to a WULA application being declined for whatever reason. The cost of the assessment is around R5000.00 depending on the size of the land.
Vehicles: As per the Overstrand Zoning Scheme no single property may have more than five vehicles, including caravans, boats or trailers, parked on the front verge or in the driveway.
Night lighting by-law: any night lighting must not ‘blind’ oncoming traffic. Please position lighting ground-wards.
As per SANS10400 no building noise is permitted before 06:00 and after 18:00 on any day other than a public holiday and Sunday, when no building noise is permitted. On Saturdays building noise is not permitted before 07:00 or after 17:00.
