ESTATE AGENT BOARDS –
1) Any one property, be it VACANT LAND/an IMPROVED PROPERTY, may only have TWO FOR SALE BOARDS erected, a SOLE MANDATE on a CORNER PROPERTY may have TWO BOARDS, i.e. ONE/SIDE;
2) SOLD boards are allowed to remain on any property for ONE MONTH POST TRANSFER;
3) Any advertising material iro PROPERTY which is bigger than the normal FOR SALE board has to be approved by OVERSTRAND MUNICIPALITY;
4) An ESTATE AGENCY conducting business from their home is allowed a PLAQUE(similar to a medical doctor’s) advertising the name of the agency screwed to the wall;
5) Any FOR SALE board has to placed/erected PARALLEL to the fencing/wall/line of perimeter of the property, NOT PERPENDICULAR.
VEHICLES
As per the OVERSTRAND ZONING SCHEME – in terms of Residential 1, CHAPTER 17.1 PARKING + PARKING AREAS – no single property may have more than 5 vehicles, incl. caravans/boats/trailers parked on the front verge/driveway.
OCCUPATION CERTIFICATES
It is imperative that all property owners have an OCCUPATION CERTIFICATE whether it is a NEW BUILD/RENOVATION/ADDITION …. the buyers out there are very savvy and street wise and are quick to request APPROVED PLANS/OCCUPANCY CERTIFICATE – if you are not sure about your property status, give Marelize at Building a call and ask, it can save many headaches going forward. There are requirements to be met before an OCCUPATION CERTIFICATE can be issued thus it is prudent to request that the Building Inspector pays your property a visit and advises accordingly.
SQUATTING
IT IS ILLEGAL to live in a caravan/Wendy house/tent until one’s plans are approved and then the property owner is going to begin building; ABLUTIONS??
