BUILDING
New building sites have to have the ablution facility in place prior to any team beginning to dig trenches etc.
Gardens/ verges/ ditches: let’s all be pro-active and prep our gardens/ ditches running past our properties before the big rains of June/ July hit us. It will save us time, frustration and money come winter.
Vehicles: As per the Overstrand Zoning Scheme – ito Residential 1, Chapter 17.1 parking and parking areas: no single property may have more than five vehicles, including caravans/ boats/ trailers, parked on the front verge/ driveway.
Noise: As per SANS10400 no noise before 06:00 and after 18:00 on any day other than a public holiday or Sunday- when no building noises are permitted ie: circular saws/ angle grinders/ compaction etc. On Saturdays no noise before 07:00 and after 17:00.
Environmental Impact Assessments are conducted on ALL new builds where the property is zoned Undetermined/Agricultural and the building+ driveway+ outbuildings’ size is 300m2 or more.
Building lines: when drawing up plans for a new build, remember the Title Deed rules. When plans are presented for scrutiny, the Title Deed conditions together with Overstrand Municipality by-laws are looked at in tandem and commented on.
